One of the most potent and transformative cities in America is Dallas, Texas. With a city population of about 1.3 million and a Dallas–Fort Worth metro area approaching 7 million residents, we are one of the fastest-growing major metros in the U.S.
The economy is strong and dynamic. Historically, Dallas has been a significant center for finance, technology, healthcare, logistics, and telecommunications. Relocation and expansion activity has been a primary driver of job growth, with companies being continually attracted to the pro-business environment of Texas, as well as its central location and lack of a state income tax. The Dallas–Fort Worth metro is one of the top three economic powerhouses in the country, on par with Chicago and Atlanta relative to corporate headquarter presence and gross product output.
Real estate, on the whole, is more normalized than a lot of the growth years post 2010. While home values are still relatively high compared to pre–Covid times, inventory has increased, and price appreciation has diminished. We continue to see significant interest from out-of-state buyers and investors, particularly in Plano, Frisco, McKinney, Garland, and Irving.
Culturally, Dallas is expanding. We continue to build on our strengths as an urban, sports, arts, and dining center. Entertainment and nightlife destinations like Uptown, Deep Ellum, Bishop Arts District, and Downtown Dallas keep growing in popularity. Dallas continues to host global attractions, which helps fuel further attention and infrastructure investment.
Infrastructure should grow well. DFW Airport is in the midst of a multibillion-dollar expansion. Development of new residential, commercial, and mixed-use projects continues across the board signifying developers have long-term confidence in our growth story.
In total, we are a city of opportunity, growth, and resilience. An economy that continues to grow and diversify, a cultural scene that is expanding, and being a world-stage event city, all further our cause.
Commercial garage door openers from LiftMaster are specifically engineered to provide optimal performance and reliability in high-traffic, industrial environments. Unlike residential openers, commercial operators are built to handle larger doors, more frequent openings, and tougher conditions. They’re commonly found in warehouses, auto repair shops, car washes, storage facilities, and fire stations.
LiftMaster offers a range of different commercial operators depending on the type of door and the specific requirements of the building.
**Trolley operators (T Series)** are the most common type and are used for standard sectional overhead doors. These operators move the door back and forth on a track and are often used in service bays.
**Jackshaft operators (J Series)** are mounted directly to the wall beside the door. They’re used in high-lift and vertical-lift applications as well as on standard lift doors where there’s limited overhead room. Jackshaft operators are commonly found in industrial settings.
**Hoist operators (H Series)** are designed for rolling steel doors and grilles. They’re used in lots of heavy-duty industrial applications.
**Medium-duty operators (MH Series)** are designed for lighter, less frequently used commercial doors.
Most LiftMaster commercial openers feature industrial-strength motors ranging from 1/2 HP to 1 HP or more, depending on the model. They come in a variety of different voltages (115V, 230V, and 208/230/460V single- and three-phase), so you can find one that works with your building’s electrical setup.
Other common features include solid chain-drive lifting systems, a built-in reversing edge that stops the door if it hits an object, a timer that closes the door after a pre-set period, and optional myQ technology (so you can open, close, and monitor your garage door from your phone). Many LiftMaster commercial operators also come equipped with a manual chain drive, so you can still get your door open in the event of a power cut.
No matter what kind of door you’re dealing with, LiftMaster has a commercial opener that will offer you years of safe, reliable service. Your selection will depend on the size and weight of your door, how often you’re going to be opening and closing it, what kind of lift you need, and what kind of power supply you have access to.
Our residential garage door openers are designed for performance and long-lasting reliability. A smooth, steady performance isn’t something you should have to think about, but it’s what we at LiftMaster do every day. Our line of residential garage door openers is designed to perform and built to last. With smooth, reliable operation and a wide range of features, LiftMaster garage door openers are the perfect choice for any home.
A residential garage door opener is intended for use on a typical single-family garage door, usually attached to the home, that’s used every day. LiftMaster residential garage door openers are for standard garage doors made of sectional steel, wood, or insulated panels. If you’re not sure whether your door is a standard door, check with your door’s manufacturer or refer to your owner’s manual.
Chain Drive: Chain drive garage door openers use a metal chain to move the trolley. They’re durable, reliable, and offer long-lasting performance at a great value. Because they’re affordable and dependable, many people choose a chain drive for their garage door.
Belt Drive: Belt drive garage door openers use a rubber belt instead of a metal chain to move the trolley. They’re beloved for their quiet and smooth performance. Because they operate with minimal noise and have little vibration, belt drives are a good choice if your living space is close to the garage and noise is a consideration.
Screw Drive: Screw drive garage door openers use a threaded steel rod to move the trolley. They’re designed with fewer moving parts than other garage door openers, which often means they need less maintenance. Screw drives perform well in extreme temperatures and can lift heavy residential garage doors. Would you like more information on how belt drives, chain drives, and screw drives compare?
Bi-fold doors are specialized doors that fold up in panels in a concertina style. Instead of rolling up like a traditional overhead door, bi-fold doors pivot up and fold at horizontal hinges, stacking neatly above the opening. This design makes them a good option for spaces where headroom is limited, a clear opening is needed, or where a unique architectural look is desired.
A bi-fold door is made of several hinged panels that fold up as the door opens. The bottom section usually attaches to the building or track, and the top sections fold back toward the interior. Because they don’t use traditional overhead tracks, they work well in spaces where ceiling obstructions (like ductwork or lighting) would interfere with a conventional sectional door.
Bi-fold doors can be made from heavy-duty steel or aluminum and engineered to be strong. They are most often used in commercial and industrial applications such as aircraft hangars, fire stations, and retail storefronts that need wide access.
Bi-fold doors function on a system of tracks and pivot points. As the door opens, the panels fold upwards and stack close to the ceiling but without taking up as much horizontal space as a standard overhead door. Because they fold instead of roll, they offer a wide clear opening that maximizes usable space.
These doors can be manually operated or motorized with a commercial door operator. When motorized, they can include safety features like monitored photo-eyes, entrapment protection, and wireless controls like other commercial garage door systems.
Clopay bi-fold doors are more expensive than standard overhead sectional doors because they are custom engineered and built for specific applications. Pricing can vary widely, with the biggest factors being size, material, insulation, and motorization. Because of these variables, costs are usually given as a quote from an authorized dealer.
In general, however, factoring materials and installation, bi-fold doors can range from several thousand to well over $10,000. More typical residential versions may not cost much more than a high-end sectional door. However, if a bi-fold door requires commercial-grade steel or aluminum, insulation, or high R-values for energy efficiency, the price will go up. Likewise, motorized operation can increase the costs.
Clopay bi-fold doors are ideal for wide openings and low headroom situations that require a clear, unobstructed entrance. They are stronger than typical residential doors and more customizable, with cost depending on size, material, and functional requirements (insulation, motorization). Most often found in commercial and industrial settings, accurate pricing should be obtained through a dealer.
Dallas Opportunity Zones which are designated census tracts within the city approved under the federal Opportunity Zone program established by the 2017 Tax Cuts and Jobs Act, incentivizes long-term private investment in impoverished communities by providing substantial tax breaks to investors.
An Opportunity Zone is an area designated by the state and certified by the U.S. Treasury as eligible for certain tax benefits. Investors who reinvest capital gains in Qualified Opportunity Funds can receive preferential tax benefits exchange for investing in Opportunity Zone assets and holding them over a stated period of time.
Investors with capital gains who put their gains into a Qualified Opportunity Fund stand to benefit from the following:
In Dallas, Opportunity Zones are found in areas that historically struggled with poverty and unemployment rates. Most of them can be located in:
Many of these zones contain vacant, underutilized, or industrially contaminated properties and land, as well as opportunities for mixed-use, industrial, multifamily, commercial, and hospitality development.
Common projects in Dallas Opportunity Zones include:
Eligible properties are generally newly constructed or substantially improved.
As one of the fastest-growing economies in the U.S., Dallas is in a unique position for developers and investors wanting to take advantage of projects within Opportunity Zones. Additionally, because the development fund benefits disproportionately favor projects that are held for ten years, developers will want to build with that time frame in mind.
Research and map the boundaries of Dallas’s designated Opportunity Zones to determine if you’re working within these areas. Also, consult a real estate attorney or tax professional to see if your project creates the maximum benefit for you under the Opportunity Zone program.
Dallas has embarked on a plan for the future of Fair Park that envisions transforming the 277-acre National Historic Landmark into a thriving, self-sustaining, and well-used public space. This plan, which is the result of collaboration with the park’s South Dallas neighbors and MacArthur Park neighborhood, foundation supporters, infrastructure improvement districts, and representation from the Friends of Fair Park, today is well into its first decade of implementation.
The overarching goal of the plan is to move away from Fair Park being used only during the State Fair to a park that is open daily, providing green space, recreational activities, and community-oriented programming year-round and attracting a variety of users.
The plan includes more than $130 million in infrastructure investments related to the master plan. Capital improvement projects related to general infrastructure, public space programming, and ecological/ecosystem improvements, or-specifically community-based projects, will receive the most funding. The eight capital projects that are community priority projects total nearly $55 million.
The park planning team, consulting with nationally recognized designers Dan Biederman and John Alschuler, also sibling projects. They include a comprehensive renovation of the Art Deco-infused Cotton Bowl stadium; the costly building of the first Aquarium in the State Fair’s 132 -year history; the build-out of an environmentally friendly parking structure; the decision to expand green space and multiply recreational features for South Dallas within the property lines of Fair Park; and a landscaped reimagined entryway at Gate 3 on Parry Avenue.
If implemented as designed, the planned projects will bolster economic opportunities by increasing visitors, vendors, and event goers to Fair Park, which should also spur interest from private developers in making the rural potential projects. Most importantly, the projects meet identified community needs and are expected to serve South Dallas residents in a variety of ways for generations to come.
